Tenanted Properties
We can buy your property fast if you currently have a tenant in it. If that tenant is on an Assured Shorthold Tenancy Agreement, is a good tenant and wishes to remain in the property then our buyers have no problems. It is always a pleasant bonus for a buyer to have a property which is already tenanted and therefore means less fuss after they have bought it from you.
However the teannt should be made aware that you are selling and if they wish to remain must also be made aware of the fact that there may be the possibilty that the new Landlord may wish to increase the rental. This is not always the case but it should be taken into consideration.
Our percentage remains the same whether the property is tenanted or not and we will buy tenanted properties at 21-23% below the valuation of the property itself.
There are some situations where the tenant may not wish to move and the landlord has no power to remove them without taking them to court. These are difficult cases and may pose a problem to some buyers. A genuine Sitting Tenant is not an easy siutation to resolcve.
